Property dispute. Possible unlawful entry. Occupant refusing to leave.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Gabriel leaned back in the passenger seat.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cEight minutes.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mark, in the rear, already had the call notes open.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cTechnically nine.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThat makes it worse.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane turned onto Kingston.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cDetails.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mark read from the tablet.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cListing agent arrived for scheduled showing at a vacant residential property. For-sale sign missing. Realtor lockbox missing. Locks changed. Female occupant inside claims she filed for adverse possession and states police cannot remove her.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Gabriel slowly turned his head.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cShe claims what?\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mark\u2019s face went still.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Not blank.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Still.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That was his dangerous look.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cShe has encountered vocabulary.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Gabriel smiled.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cOh, this is going to be good.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cNo,\u201d Mark said. \u201cIt is going to be legally irritating.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cFor you, that is good.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane drove toward Briar Glen Court.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It was early evening, the ragged edge between shifts when day patrol wanted to finish reports and night patrol had not yet accepted that Friday was already laughing at them. The sun still sat low over Cross Timber, throwing long shadows across trimmed lawns and brick houses that looked too expensive for nonsense.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Nonsense, however, was not income-restricted.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The property sat near the end of a cul-de-sac. Tan brick. Dark shutters. Three-car garage. Fresh mulch. A front porch staged with two planters that did not look like anyone had ever watered them because they existed for photographs, not plants.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Two patrol units were parked at the curb. Officer Serrano stood in the driveway with Officer Boyd and a man in a fitted real estate polo who looked like he had aged five years since lunch.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The for-sale sign was gone.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A hole in the lawn showed where it had been.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The front door had a new lock that did not match the hardware.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A handwritten paper was taped inside the front window.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Gabriel squinted.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cPlease tell me that does not say sovereign.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mark looked up from the tablet.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cIt says adverse possession.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cLess fun. Still bad.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane stepped out of the Humvee.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The realtor came forward immediately, phone in one hand, folder in the other.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cNolan Firth,\u201d he said. \u201cListing agent.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane nodded.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cTell us.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Nolan took a breath like he had rehearsed this three times and still hated all of it.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThe owner is Claire Bostwick. She moved to Tulsa in May. House has been vacant and listed for forty-three days. I was here last Thursday for updated photos, Saturday for an open house, and yesterday afternoon to check the lockbox before a showing. Sign was in the yard. Lockbox was on the front door. Original locks. House empty.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">He turned his phone around.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Photos.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Date-stamped.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The front door with lockbox.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The yard sign.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The entryway.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The living room.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Empty, clean, staged.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cToday,\u201d Nolan continued, \u201cI arrive with a buyer\u2019s agent and two buyers. Sign gone. Lockbox gone. New lock. That woman opens the curtain and says she owns the house now because she filed for adverse possession online.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mark\u2019s ears angled forward.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cOnline.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Gabriel whispered, \u201cHe is going to bite the law.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane looked at Serrano.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cOwner confirmed no permission?\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cYes,\u201d Serrano said. \u201cI spoke to Claire Bostwick directly. She gave no one permission to enter, stay, change locks, remove signs, or touch the lockbox. She is available by phone and willing to provide written statement.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Boyd added, \u201cWe knocked. Woman identified herself as Della Varnum. Refuses to exit. Says she knows the law. Says if we cross the threshold, she will have us charged with trespassing.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Gabriel looked toward the house.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cEvery time someone says they know the law, somewhere Mark loses a minute of lifespan.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mark did not deny it.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane walked toward the porch.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The front curtain moved.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A woman appeared in the window.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Middle-aged. Sharp chin. Sunglasses pushed on top of her head. Phone in hand. Expression smug enough to require its own citation.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">She cracked the window.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cDo not come any closer!\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane stopped at the bottom of the steps.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cDella Varnum?\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThat\u2019s right.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cI am Detective Thane with Cross Timber Police. Open the door.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cNo.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mark stopped beside Thane, tablet in one paw.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Della pointed toward him.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cAnd I don\u2019t consent to any of this. I know my rights. This property was abandoned. I claimed it.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mark said, \u201cNo, you did not.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Della blinked.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cI filed paperwork.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cFiling a document does not transfer title to real property.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Her face tightened.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cI filed for adverse possession.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cYes,\u201d Mark said. \u201cYou used words.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Gabriel lowered his head slightly.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Boyd turned away.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Serrano bit the inside of her cheek.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Della flushed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cYou can\u2019t just insult me because you don\u2019t understand the law.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mark\u2019s voice remained perfectly even.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cAdverse possession requires actual, open, notorious, exclusive, hostile, and continuous possession for the required statutory period. It does not arise because you entered an actively listed house, removed the realtor\u2019s sign, removed a lockbox, changed the locks, and taped a notice to the window.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Della stared.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mark continued.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThe listing agent has photographs from last week. The owner has contested your presence. Patrol is here now. Whatever else your claim lacks, it is not uncontested.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Della\u2019s mouth twisted.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThat\u2019s your opinion.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cNo,\u201d Mark said. \u201cThat is a summary.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Gabriel whispered, \u201cThat was mean with footnotes.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane kept his eyes on Della.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cYou are inside a house you are not authorized to occupy. The owner has confirmed you have no permission. The agent has documented recent possession and control by the owner\u2019s representative. Open the door.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Della smiled.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It was a terrible decision in facial form.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cYou can\u2019t make me.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane looked at Mark.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mark nodded once.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane looked back through the window.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThis is your last chance to open the door voluntarily.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Della lifted her phone higher.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cI\u2019m recording. Everyone is going to see this. You break into my house, and I own all of you.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Gabriel sighed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cI wish confidence had to pass inspection.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane walked up the porch steps.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Serrano called, \u201cDella, step away from the door.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Boyd moved to cover the side angle.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cStep back from the door now.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Della moved closer instead.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Of course.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane put one paw flat near the lock.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Not a kick.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Not a charge.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Not a dramatic shoulder through the frame.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Just controlled pressure against a badly installed deadbolt and a strike plate that had no real interest in martyrdom.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The frame cracked.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The lock gave.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The door swung inward.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Della stood in the entryway with her phone held high, mouth open, the full weight of legal theory losing to hardware.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For half a second, she was silent.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Then she screamed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cYou broke into my house!\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane stepped inside.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cNo.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">She lurched toward him, phone still in one hand, other arm swinging with outrage more than aim.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">He caught both wrists.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Carefully.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Easily.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Her phone hit the entry rug, still recording the ceiling.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cLet go of me!\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cYou are under arrest.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cFor what? Knowing the law?\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mark answered from the doorway.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cUnlawful entry, trespass after notice, vandalism, possible theft or destruction of the lockbox and sign, and any additional charges supported by evidence.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Della twisted.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Nothing happened.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">She tried again.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Less happened.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Her eyes widened.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Then she tried volume.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cYou\u2019re hurting me!\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cNo,\u201d Thane said.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cYou\u2019re crushing my wrists!\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cNo.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cYou can\u2019t manhandle me!\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cI am not.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Gabriel picked up the phone with gloves and turned it so the camera faced the blank wall.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cYour livestream is now enjoying paint.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Della kicked backward at Thane\u2019s shin.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Her heel hit him.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">She yelped.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cOw!\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane looked down at her foot.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cYou kicked me.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cYou made me!\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mark said, \u201cThat is not how causation works.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane turned her gently, brought her wrists behind her back, and cuffed her.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The cuffs clicked.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Della did not take it well.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThis is unlawful eviction! This is kidnapping! This is theft of my homestead!\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mark looked around the entryway.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cYou have been here less than two days.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Della snapped, \u201cTime is a colonial construct!\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Gabriel stopped.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Serrano stopped.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Boyd stared.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mark blinked once.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cNo.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane guided Della toward the porch.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">She planted both feet.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cI\u2019m not moving.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane paused.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Della lifted her chin like she had discovered the final shield.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cI said I am not moving.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Thane said, \u201cOkay.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Then he picked her up.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Not over his shoulder.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Not roughly.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">He simply bent, secured her behind the back and under the knees, lifted her, and carried her out of the house as if she weighed about as much as a bad idea with shoes.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Della froze in total disbelief.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Then erupted.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cPut me down! Put me down right now!
